What is SearchStrata?

SearchStrata is an AI-powered platform that analyzes strata (condominium) document packages for Canadian properties. Upload your documents and get a comprehensive summary, red flag detection, financial analysis, and the ability to ask questions about the documents.

What documents can I upload?

You can upload strata packages as PDF or ZIP files up to 200MB. This includes meeting minutes, financial statements, depreciation reports, bylaws, Form B information certificates, and any other strata-related documents.

How long does the analysis take?

Most analyses complete in under 3 minutes. Larger document packages with hundreds of pages may take slightly longer.

What does the Free plan include?

The Free plan lets you analyze up to 3 properties with 10 Q&A questions per property and a basic summary report with 5 preset search criteria.

What do I get with a Pro subscription?

Pro ($29/month) unlocks unlimited properties, unlimited Q&A questions, detailed reports with a health score, custom search criteria, side-by-side property comparison, and PDF export.

What does the Agent plan include?

The Agent plan ($79/month) includes everything in Pro plus white-label reports, up to 5 team seats, saved criteria templates, priority processing, and branded PDF exports. It is designed for real estate professionals.

Can I buy a one-time analysis instead of subscribing?

Yes. You can purchase a single property credit for $14.99 or a bundle of 3 property credits for $34.99 (saving 22%) without a monthly subscription.

Can I cancel my subscription at any time?

Yes. You can cancel your subscription at any time from the billing portal on your dashboard. You will retain access to your plan features until the end of your current billing period.

Is my data secure?

Yes. All documents are encrypted in transit and at rest. We use AWS infrastructure in Canadian regions and do not share your documents with third parties. See our Privacy Policy for full details.

What provinces are supported?

SearchStrata currently supports strata documents from British Columbia and Alberta. We are working on expanding to additional Canadian provinces.
