What is SearchStrata?

SearchStrata keeps a record of what shape strata buildings are in. Every strata corporation in British Columbia is in it — what the building is built of, how old it is, how many homes it holds and who manages it — and you can search that and read any building's profile for free, without an account. Upload the building's own document package and the record goes deeper: a comprehensive summary, red flag detection, financial analysis, and the ability to ask questions, with every finding cited to the page it came from.

What documents can I upload?

You can upload strata packages as PDF or ZIP files up to 200MB. This includes meeting minutes, financial statements, depreciation reports, bylaws, Form B information certificates, and any other strata-related documents.

How long does the analysis take?

Most analyses complete in under 3 minutes. Larger document packages with hundreds of pages may take slightly longer.

What does the Free plan include?

Free is the building itself: search every strata corporation in BC and read any building's record — age, construction, homes, management company and preliminary risk signals — without an account, because those facts came from public registries. Reading a building's own documents is the paid part, either with a one-off property credit or a subscription.

What do I get with a Pro subscription?

Pro ($29/month) is Building Intelligence: unlimited buildings, unlimited Q&A, detailed reports with a health score and the findings behind it, custom search criteria, side-by-side property comparison, and PDF export.

What does the Agent plan include?

The Agent plan ($79/month) includes everything in Pro plus white-label reports, up to 5 team seats, and branded PDF exports. It is designed for real estate professionals.

Can I buy a one-time analysis instead of subscribing?

Yes. A single property credit is $14.99, or three for $34.99 (saving 22%), with no monthly subscription. A credit buys one property analysed in full — the detailed report, the whole document package, and unlimited questions on it.

Can I cancel my subscription at any time?

Yes. You can cancel your subscription at any time from the billing portal on your dashboard. You will retain access to your plan features until the end of your current billing period.

Is my data secure?

Yes. All documents are encrypted in transit and at rest. We use AWS infrastructure in Canadian regions and do not share your documents with third parties. See our Privacy Policy for full details.

What provinces are supported?

SearchStrata currently supports British Columbia strata document packages and Alberta condominium document packages. The instruments differ by province — for example, BC's Form B information certificate and depreciation report correspond to Alberta's estoppel certificate and reserve fund study — and SearchStrata reads either. We are working on expanding to additional Canadian provinces.

Can I try it before signing up?
