This answers where it stands: what is approved on the next block, how far the nearest school is, how often the bus actually comes, whether the parcel sits in a mapped floodplain. Nine areas around a BC strata building, scored from public data, with every record behind the number and every gap named.

A strata package is a complete record of one building’s internal affairs and says almost nothing about the block it stands on.

Each area is scored out of 100 and rolled into one location score for the corporation, with the spread across its addresses shown alongside.

Distance to the nearest stop and station, and how often service actually runs there.

Schools

Which schools fall within range, what they serve, and how far each one is.

Hazard

Mapped floodplain, wildfire interface and other hazard layers the province publishes.

Amenities

Groceries, pharmacies, health services and daily needs, counted and named with distances.

Crime

Reported incident rates for the surrounding area, from published policing data.

Infrastructure

Major projects under construction nearby, and transit infrastructure in progress within range.

Development

What is approved or proposed around the building, and when it is expected to finish.

Demographics

The census profile of the surrounding area — measured, reported, and deliberately given zero weight.

Change

How the area around the building has been moving, rather than only where it sits today.

A score you can audit

A number nobody can check is a number nobody should act on. Every figure here opens onto the records that produced it.

The records, not just the score

Open any measurement and you get what it counted: which schools and how far, which station and how frequent, which projects are under construction nearby and when they finish. Every dataset is credited by name and licence.

Gaps named, never guessed

An area with nothing computed scores nothing at all — never a zero, and never a clean 100. A dataset that does not reach the municipality is reported as missing coverage, so a measured absence is never confused with silence.

Demographics carry zero weight

The census profile of the surrounding area is measured and shown, and is never allowed to move a score. A number that tracked the income or tenure of a neighbourhood would be a proxy for who lives there.

Plus the corporation’s own record

Alongside the location score, Location Insights pulls the strata registry record for the corporation itself: plan number, every address on the plan, lot count, year built, storeys, the management company, and whether a depreciation report exists. Where a corporation’s addresses cross more than one regional district — which changes a statutory deadline — it says so rather than picking one.

Common questions

What is Location Insights?

Location Insights scores the area around a BC strata building from public data across nine areas: transit, schools, hazard, amenities, crime, infrastructure, development, demographics and change. It is separate from the document analysis — your report reads the strata package you upload, while Location Insights measures what those documents never mention.

Where does the data come from?

Public datasets, chiefly from the Province of British Columbia and its agencies, together with the strata registry record for the corporation itself. Every dataset that produced a number is credited by name and licence inside the panel, so you can see exactly what each figure came from.

Does a high location score mean the property is a good investment?

No. The scores are automated measurements of a building's surroundings. They are not appraisals, inspections, or assessments of the building, the strata corporation, or its finances, and they are not a valuation or an opinion of value. Treat them as reference and verify anything load-bearing against official records.

Why does something show as not measured instead of scoring zero?

Because those are different statements. Some datasets are study-area based, so a building outside every mapped polygon may be outside every study rather than free of the hazard. Scoring that as a zero — or as a clean 100 — would invent a finding. An area with no measurement says so, and is excluded from the score rather than counted against the building.

Do the demographics affect the score?

No, by design. Census figures for the surrounding area are measured and shown, but carry zero weight in every score. A location score that moved with the income or tenure profile of the surrounding area would be a proxy for who lives there, so those figures are never allowed to move a number.

Which plans include Location Insights?

Pro and Agent subscriptions. It is not covered by property credits, which buy document analysis — Location Insights draws on licensed third-party data with a per-lookup cost.

Is it available outside British Columbia?

Not yet. Location Insights is in beta for BC strata corporations, where the underlying datasets and the strata registry are provincial. Document analysis remains available for both BC and Alberta.
