Catchment, not “nearby”
These are the attendance boundaries the school district drew. A building is listed under a school because its address falls inside that school's polygon — not because the school is close. The two answers differ often enough to matter: a school two blocks away that a home is not catchmented for is not the school those children go to, and a distance ranking gets that backwards every time it happens.
Three BC districts publish their boundaries — Vancouver, Surrey and Central Okanagan. Where a district publishes none, we say so rather than substituting the nearest school. Districts also review and redraw catchments, so confirm the current one with the district before it decides a purchase.
